Maintenance Technician – Apartment Community
Location: Marathon, FL
We are currently seeking a skilled and dependable Maintenance Technician to join our team at one of our apartment communities. The ideal candidate will take responsibility for maintaining the physical condition of the property under the direction of the Maintenance Supervisor and Property Manager. This role is essential to ensuring the community operates efficiently, safely, and remains appealing to current and prospective residents.
Position Overview
As a Maintenance Technician, your primary duties include troubleshooting and resolving maintenance issues, performing repairs, and supporting the daily operations of the property. You’ll ensure that service requests are completed promptly, maintain excellent curb appeal, and uphold safety and cleanliness standards throughout the community. Additionally, you’ll assist with inventory control, purchasing, and vendor coordination as directed.
Key Responsibilities
- Prioritize and complete service requests, apartment turnovers, and repairs in a timely and professional manner.
- Perform regular inspections of buildings, grounds, and community amenities to identify and resolve potential issues.
- Paint and prepare vacant units for new residents.
- Assist with managing inventory and procurement of supplies.
- Follow all company Standard Operating Procedures (SOPs).
- Support the Maintenance Supervisor in building and maintaining an effective, motivated maintenance team.
- Maintain a strong commitment to customer service with residents, vendors, and fellow staff.
- Communicate clearly and effectively with residents, staff, and vendors.
- Participate in a proactive preventive maintenance program.
- Help manage property maintenance operations within budget guidelines.
- Ensure the physical appearance and condition of the property meet safety and company standards.
- Support the enforcement of all company safety policies and hazard communication programs, including safety training and maintenance of the MSDS binder.
- Perform other tasks and responsibilities as assigned by the supervisor.
Qualifications
- One to two years of experience in property maintenance, building maintenance, or a related trade.
- Strong problem-solving, organizational, and multitasking skills.
- Effective communication skills, both written and verbal.
- Ability to work independently and as part of a team.
- Willingness to work flexible hours, including evenings and weekends as necessary.
- Ability to follow verbal and written instructions.
- Able to handle physical demands of the role, including lifting, bending, and extended periods of standing or walking.
Technical Skills
Experience diagnosing and repairing the following is preferred:
- Major appliances
- HVAC systems (EPA Certification required)
- Basic to intermediate plumbing, drywall, and carpentry
- Basic to intermediate electrical work (non-licensed)
- Pool maintenance and pest control (if applicable)
- Painting and wallpapering
- Irrigation systems
