Lead Maintenance
Position Summary:
The Maintenance Supervisor works under the direction of and reports to the Condominium Association
Manager or the President of the Association.
Position Responsibilities:
- Responsibilities include, but are not limited to; identifying, prioritizing and supervising all repairs and maintenance necessary to maintain the building and the property to the highest standards.
- The Maintenance Supervisor shall familiarize themselves with all property operating systems including, but not limited to plumbing, electrical, pool, elevators, gate, laundry, marina, roof and wastewater plant.
- Performs maintenance replacement and/or repairs in areas of carpentry, electrical work, general
HVAC, plumbing, mechanical, painting, flooring, and other building repairs through daily scheduled work orders.
- Ensure that all mechanical systems and equipment are properly maintained and operational.
- Routinely walk building and all common areas for cleanliness and maintenance needs. Report to
Manager for identified maintenance projects, priorities and coordination.
- Painting and touch up of Common areas may be required. Responsible to inspect areas that need paint and advise manager.
- Completes daily work orders as scheduled.
- Ensures all safety precautions are followed while performing work. Follows safety procedures and maintains a safe work environment. Must be able to properly utilize equipment and follow safety procedures at all times.
- Supervises employees when that are directly involved in projects that fall within the area of responsibility of the Maintenance Supervisor or as assigned by the Manager. This may include part time employees hired for specific projects. The Maintenance Supervisor may also redirect employees in emergency situations that require immediate attention to achieve expeditious resolution.
- Assists the Manager in determining the most cost-effective approach to projects and supplies receipts and information necessary to document individual project cost.
- Works to provide an employee friendly workplace and maintains a professional working relationship with owners, renters and guests.
- Properly performs casual labor, such as lifting/moving heavy items as directed by supervisors and following appropriate safety procedures.
OPERATING SKILLS, KNOWLEDGE & ABILITIES:
- Education/Training: High school diploma or equivalency preferred.
- Experience/Knowledge/Abilities Requires a minimum of two (2) years general experience in building trades, repair and replacement maintenance or handy work.
- Effective written and verbal communication skills. Strong customer service, communication and interpersonal skills required.
- Pool Certification a plus.
Special Requirements/Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job.
- Ability to lift up to 50 lbs. following appropriate safety procedures.
- Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body.
- Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions.
- Climb ladders and work at heights above ground level (maximum 14 ft on A-frames and 21 ft on extension ladders).
- Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity).
- Repeat various motions with the wrists, hands and fingers.
- Be able to occasionally lift, pull and push materials and equipment up to 50 lbs. to complete assigned job tasks.
- Communicate, receive and exchange ideas and information by means of the spoken and written word. Maintain a valid Florida driver's license
