Maintenance Manager (Residential Property)

About the Role:
We are seeking a reliable and skilled Maintenance Manager to join our team, supporting the day-to-day maintenance operations of a residential property. This role involves ensuring that building systems, equipment, and overall property are kept in excellent working condition and meet safety and quality standards.
Key Responsibilities
- Supervise daily maintenance operations for residential units and common areas
- Lead, train, and schedule maintenance staff and vendors
- Ensure timely completion of work orders, unit turns, and preventive maintenance
- Perform and oversee repairs in areas such as plumbing, electrical, HVAC, carpentry, and appliances
- Conduct regular property inspections to identify maintenance needs and safety concerns
- Manage inventory, supplies, and maintenance budgets
- Coordinate with property management on unit readiness, resident concerns, and capital projects
- Ensure compliance with local, state, and federal regulations, including safety standards
- Respond to emergency maintenance issues, including after-hours as needed
- Maintain accurate records of work orders, inspections, and maintenance activities
Qualifications
- High school diploma or equivalent required; technical certification required (HVAC, electrical, or related field)
- 3–5+ years of residential maintenance experience, with supervisory experience preferred
- Strong knowledge of building systems (HVAC, plumbing, electrical, appliances)
- Ability to troubleshoot and perform hands-on repairs
- Familiarity with work order systems and property management software

Pay: $30.00 per hour
